Immediate need for an experienced Construction Accountant to join one of the most highly regarded Privately Owned Real Estate Organizations in the Southeast! With over 50 years of history, you will be joining an innovative and nationally recognized builder of Multifamily Housing.
Position Summary:
Responsible for daily / monthly / annual accounting for inhouse General Contractor activities (owned properties only), multi -family projects under development and all capital projects. Includes the preparation of monthly financial reports to owners, partners and lenders, and monthly construction/development draws to lenders and partners. Ultimately responsible for ensuring financial statements are properly stated, including balance sheet, income statement and statement of cash flow as well as reconciling underlying subledgers.
Essential Duties and Responsibilities include the following (other duties may be assigned):
•Review and assist in the completion of the monthly construction/development draws to lenders and/or equity partners.
• Enter development invoices into Job Cost and ensuring proper approval and coding in the construction and development account/job cost subledgers.
• Coordinate and process the disbursement of payables once draw funding is received from funding source.
• Maintain monthly/annual Work in Process (WIP) schedule for General Contractor ensuring Revenue and Costs are recognized properly using the % of completion method.
• Work with and Coordinate efforts with Construction Contract administrator to estimate construction costs to complete for each contract throughout the year to ensure proper revenue and cost recognition.
• Set up and maintain jobs and contracts in Job Cost including budgets, change orders and budget revisions.
• Calculate and record monthly fees on projects and operating companies.
• During property lease-up, serve as the primary accounting department liaison to the properties, working closely with the Property Managers and Assistant Property Managers to ensure lease charges, security deposits and receipts are properly recorded in the property management and accounting software.
• Reconcile all balance sheet accounts, review income statement accounts for accuracy and completeness, and prepare the Monthly Financial Workbook for development projects and assigned operating companies.
• Reconcile all assigned bank accounts.
•Calculate month end accruals for operating companies, projects under construction, projects under development and those in lease up.
• Record monthly transfers for interest and escrow payments, management fee payments, security deposit transfers, and any other wire transfer activity.
• Calculate and record journal entries for depreciation and amortization, insurance, property taxes, interest, allowance for doubtful accounts and other miscellaneous items.
• Prepare supporting schedules and assist with the annual audits of inhouse General Contractor and any developments that might require an audit.
• Support upper management in the completion of special projects, as needed.
